Coastal Home Management 30A checks on second homes for owners who are out of town. Our local team, led by owner Ryder Schilling, who lives in Watersound Origins, visits homes across Watersound Origins, Alys, Rosemary, and scenic 30A on a fixed bi-weekly or weekly schedule, walks each home inside and out, and emails photos and a written condition report after every visit. Home watch is the scheduled checking of an unoccupied home: someone physically walks the property inside and out on a set schedule, checks the systems, and reports what they find. Traditional property management usually means managing tenants or rental bookings. Coastal Home Management 30A is a home watch and second home management service. We look after your home for you, not rent it out to other people.

Every visit includes a full interior and exterior walk-through of your home. We check for anything that needs attention: HVAC, irrigation, entry points, exterior condition, signs of water intrusion, storm damage, or anything out of the ordinary. We photograph each visit and send you a written summary by text or email so you always know exactly what's going on at your property.

Coastal Home Management 30A is a fully insured Florida LLC, formed in October 2025. Florida does not issue a state license for home watch, and we are not home inspectors, insurance agents, or adjusters. Every visit is documented with photos and a written report.

Yes. Water Shutoff Protection is a smart shutoff valve installed on your main water line by a licensed plumber. It closes the line by itself when it detects a burst or a running leak, and the alert comes to us so someone local goes to the house. It is $1,295 installed, then $35/month for alert response. Several carriers publish a premium credit for an automatic shutoff device. Ask your agent whether yours is one of them.

Once a year we compile every visit to your home into one dated document: what was checked, what was found, and the photos, in order, including the areas that were dry and fine. It comes as one PDF you can forward to your agent. It is $195/year.
