West Panama City Beach, the 32413 side toward the Walton county line, is much closer in character to 30A than the tower-lined middle of PCB. Wild Heron, Breakfast Point, Carillon Beach and the neighborhoods around Lake Powell are second-home and primary-home communities with real HOAs and real landscaping, not resort inventory.

There is also a very large condominium market here, both Gulf-front and just off the beach, and a great deal of it is owned by out-of-state buyers who visit a few weeks a year. Those units sit closed for long periods in a humid coastal climate.

Lake Powell, one of the largest coastal dune lakes in the country, sits on the county line and shapes the west end. Camp Helen State Park protects the strip between the lake and the Gulf, which is why this end of PCB stays quieter than the rest of it.

Properties east of about Pier Park get far enough out that we would rather point you to a Bay County provider than promise a response time we cannot hold.
