WaterColor was developed in the early 2000s, so the housing stock is now in its twenties. That is a specific and often overlooked age: past the warranty period, past the first round of easy years, and right at the point where original HVAC systems, water heaters and roofs all start coming due at once.
The design language is deep porches, hardie and wood exteriors, metal roofs, screened outdoor rooms, and mature landscaping that the community takes seriously. Homes are large by 30A standards and most have significant covered outdoor square footage, outdoor kitchens and fans, and heavy irrigation.
Western Lake runs through the middle of the community and a large share of homes sit near it or near the wetland edges. That proximity is the reason WaterColor looks like it does and also the reason humidity, insects and standing water are more of a factor here than in the drier towns to the east.

Yes, on every visit. On a WaterColor lot the irrigation system is one of the most likely things to quietly cause damage, and it is invisible from inside the house. We run zones, check for stuck heads and leaks, and clean filters on the Home Watch and Coastal Elite plans.
Will you work with the HOA and my existing vendors?
Yes. Most WaterColor owners already have a lawn company and a pool company. We are the person on-site who notices a problem, tells you, and makes sure the right vendor actually shows up and finishes.
Can you get the house ready before we arrive?
