What Seagrove Beach homes are actually like

Seagrove is the closest thing 30A has to an old neighborhood. Old Seagrove in particular has sand streets, enormous live oaks and magnolias, and cottages that predate the entire New Urbanist buildout to the east. Plenty of those houses have been renovated beautifully. Plenty of them are still running on the bones they were built with.

North of 30A the character changes again, with larger lots, more full-time residents than most 30A towns, and a real mix of 1990s houses and recent construction. Eastern Lake runs through the community, which puts a good number of homes on or near a coastal dune lake.

The practical consequence of the age here: crawl spaces, older ductwork, original galvanized or early copper supply, tree canopy over roofs, and settlement. None of that is a problem in an occupied home because you notice. In an empty one, it compounds.
