Lots are sloped, driveways are steep, and homes on the south side often have several stories of glass pointed straight at open Gulf to get the view they paid for.

The housing mix is genuinely wide, from 1980s and 1990s cottages on the north side to large modern builds on the ridge. Big Redfish Lake anchors the west end of the community, and the neighborhood is quieter and less commercial than Seaside or Rosemary, with a smaller full-time population than Santa Rosa Beach.

Being high and exposed changes the risk profile in both directions. Storm surge is much less of a concern here than anywhere else on 30A. Wind and wind-driven rain are much more of one, and so is what water does when it runs downhill across a sloped lot toward a house.
