Gulf-front high rise and mid rise condominiums dominate the beach side, Sandestin Golf and Beach Resort occupies a large share of the area with its own villages and its own rules, and there are established single family neighborhoods behind and around all of it.

Because so much of the inventory is condominium, a lot of the building envelope is somebody else's responsibility. What is still entirely yours is the interior: the HVAC, the water heater, the supply lines, the humidity, the appliances, and the unit itself sitting closed up for months while the association worries about the roof.

Occupancy patterns skew heavily toward rental and resort use. That means high traffic in season and long, completely dead stretches out of it, which is the pattern that produces the worst surprises.
