What NatureWalk at Seagrove homes are actually like
NatureWalk at Seagrove sits just off County Road 395, north of WaterColor and about a half mile from the Gulf beaches, on 155 acres carved out of the forest beside Point Washington State Forest. An 800-foot timber bridge over the wetlands marks the entrance, and the community is laced with boardwalks, trails and shady lots.
The homes are coastal cottage, farmhouse and low-country designs with Hardie siding and metal roofs, mostly three to five bedrooms and roughly 2,100 to 3,100 square feet, with some larger homes. The Gathering Place amenity center holds the pools, hot tub, fire pits and courts.
Short-term rentals are allowed, so plenty of homes here have spent years as vacation rentals with housekeepers inside every few days. When an owner takes one back for family use, the house goes from busy to empty overnight, and that stretch is where problems start.
What goes wrong in an empty NatureWalk home
Every town on this coast fails differently. These are the specific things we look for on a NatureWalk at Seagrove property, and the reason a generic checklist misses them.
Shade, wetlands and humidity
Shady lots against the forest and the wetlands keep the ground damp and the air heavy. A closed house with the AC set too high, or a dehumidifier that quietly quit, turns musty fast. We check humidity, look for condensation on vents and windows, and confirm the AC is holding its setting on every visit.
AC drain lines in homes that ran on a rental schedule
An air handler that ran hard for years of back-to-back stays builds up sludge in its drain line. When the line clogs and the float switch does not trip, water overflows the pan and runs into the floors and ceilings below. We look at the drain pan and line on every visit, and Coastal Elite includes HVAC filter changes.
Coming out of a rental program
A home leaving a rental program needs new door and lock codes, the lockbox taken down, linens and supplies sorted out from the rental company's, and a dated record of the house as you took it back. We walk it with you, photograph every room, and set the visit schedule around your trips.
A gated community and the people who need to get in
NatureWalk is gated, so every pool tech, AC company and repair crew needs a way in when you are not there. On Coastal Elite we meet your vendors at the house, let them in, lock up after, and send photos so you know the work happened.
Why NatureWalk owners hire us
One local team, one standard
Every NatureWalk visit follows the same checklist and ends with photos and a written report. No call center, no dispatcher in another county, and you have the owner's cell number.
Photo proof, every single time
After every walkthrough you get photographs and a written summary by text or email. You never have to take our word that somebody showed up, and you have a dated record of your property's condition.
20 minutes away, not a territory
The owner lives in Watersound Origins, about 20 minutes from NatureWalk at Seagrove. This is a 30A business serving 30A, not a franchise covering three counties from an office you will never see.
Ready before every storm
Members hear from us before every storm and get storm prep before the cutoff: outdoor furniture in, shutters closed, the house set the way you want it. Included on Coastal Elite, $100 on Essential and Home Watch.
