Leaving Your 30A Rental Program: The Owner's Checklist

Insured Florida LLC · Watersound Origins · Alys · Rosemary · Scenic 30A

In a rental program, someone is inside your house every few days. The day you leave it, that stops. Here is what the rental company was quietly doing, what to do before and after you give notice, and how to keep eyes on the house once it is yours again.

By Ryder Schilling, owner of Coastal Home Management 30A · Updated October 31, 2026

The short answer

When a 30A home leaves a vacation rental program, the people who were inside it every few days (housekeepers after each stay, the check before the next guests, maintenance) stop coming, and the house can sit empty for weeks between the owner's trips. Owners leaving a program should give the notice their management agreement requires, take back every key and code, photograph the home, move any accounts in the company's name, and close the rental tax accounts. In South Walton a rental collects 12% in tax (6% Florida sales tax, 1% Walton County surtax and 5% tourist development tax), and the county tax account needs a return every month until it is closed. Coastal Home Management 30A, based in Watersound Origins, picks up the eyes on the house with scheduled visits inside and out and photos and a written report after every visit.

What the rental company was quietly doing

Nobody calls it home watch, but a rental program is full of it. Housekeepers go through every room after every stay, someone checks the house before the next guests arrive, and maintenance shows up when a guest reports a drip or a warm AC. Problems get found within days because the house is never empty for long.

When the program ends, all of that stops at once. A personal second home on 30A can sit closed for a month or more between visits, and that is when small problems turn into big ones.

  • People inside the house every few days
  • Water running, toilets flushed, the house opened up and aired out
  • A check that the AC is running and keeping humidity down
  • Someone to call a plumber or the AC company when something fails
  • Trash, mail and packages handled
  • A report when something looks wrong

Leaving your rental program?

Our team picks up where the rental company leaves off: visits inside and out on a set schedule, photos and a written report after every one, and a call right away if something is wrong.

Before you give notice

A few questions to settle with the rental company first, so nothing falls through the cracks.

  • Read your management agreement for the notice it requires and what happens to stays already booked
  • Ask which future bookings will be honored and who those guest payments go to
  • List what belongs to you and what belongs to the company: linens, supplies, smart locks, lockboxes, signs
  • Find out which accounts are in the company's name: internet, TV, pest control, pool service, alarm monitoring
  • Ask for your last owner statements and any open repair tickets
  • Ask whether the company files the rental taxes under its account or yours

Handoff week at the house

Do these before the company's last day, while someone there can answer questions.

  • Change every door code, smart lock code and garage code
  • Collect every key, gate card and garage remote
  • Change the Wi-Fi password and take over the thermostat and camera apps
  • Walk the house and photograph every room, with the date, so you have a starting record
  • Run every faucet and shower, and confirm the AC and water heater work
  • Take down the lockbox and any rental signs
  • Confirm the listing is off every rental site

Close the rental tax accounts

A rental in South Walton, south of the Choctawhatchee Bay, collects 12% in tax: 6% Florida sales tax and 1% Walton County surtax, which go to the Florida Department of Revenue, and 5% tourist development tax, which goes to the Walton County Clerk of Court. If any of these accounts are in your name, close them when the renting stops. The county expects a return every month, even a month with no rentals, until the account is closed.

What changes for an empty house

A rental gets opened up every few days. A personal second home can sit closed for weeks, and on 30A that changes what goes wrong: humidity builds when the AC is set too high, a slow leak runs until someone happens to walk in, and nobody sees storm or freeze damage until you arrive.

  • Set the AC for an empty house, not a rented one: cool enough to keep humidity down
  • Consider a smart water shutoff valve that closes the main line on its own when it senses a leak
  • Decide who checks the house between your trips, and how often
  • Know who goes to the house before a storm and before a hard freeze

Questions

Asked plainly.

What do I need to do when I leave a vacation rental program on 30A?

Give the notice your management agreement requires, settle which booked stays will be honored, take back every key and code, photograph the home, move any accounts in the rental company's name to yours, and close the rental tax accounts. Then decide who checks the house between your trips, because the housekeepers and maintenance visits stop with the program.

Do I have to close my Walton County tourist development tax account when I stop renting?

If the account is in your name, yes. The Walton County Clerk of Court runs the tourist development tax (5% south of the bay, 850-267-2040), and a return is due every month, even with no rentals, until the account is closed. Florida sales tax is separate: update or close it at floridarevenue.com/taxes/updateaccount and file a final return within 15 days. Your accountant can confirm what applies to you.

How much tax does a 30A vacation rental collect?

12% in South Walton: 6% Florida sales tax, 1% Walton County discretionary surtax and 5% tourist development tax. North of the Choctawhatchee Bay the county's tourist tax is lower.

What should I change at the house when the rental company leaves?

Every door, smart lock and garage code, the Wi-Fi password, and the logins for the thermostat and cameras. Collect every key, gate card and remote, take down the lockbox, and photograph every room with the date so you have a starting record.

Who checks on a 30A home after it leaves a rental program?

Coastal Home Management 30A does, from Inlet Beach and Watersound Origins to Rosemary Beach and Alys Beach. Our team visits on a set schedule, inside and out, and sends photos and a written report after every visit. Plans start at $250 a month, and freeze checks are included. We do not do rental management.
