We serve second-home and vacation-home owners who are not on-site full time and need a trusted local presence to check on their property, handle mail and deliveries, coordinate maintenance, and respond quickly when something comes up.

## Services & Pricing
- **Essential**, $200/month: Essential home watch plan for 30A second homes: a bi-weekly property check (every other week), interior and exterior, with photo documentation and a written report after every visit, issue alerts, mail pickup, and key holding. $200/month month-to-month, $190/month on a 6-month rate lock, or $180/month on a 12-month rate lock (billed monthly).
- **Home Watch**, $300/month: Home Watch plan: everything in Essential with weekly visits instead of bi-weekly, plus appliance and plumbing checks and irrigation filter cleaning. Photos and a written report every visit. $300/month month-to-month, $285/month on a 6-month rate lock, or $270/month on a 12-month rate lock (billed monthly).
- **Coastal Elite**, $600/month: Our highest tier. Weekly visits with photos and a written report, storm and freeze checks, HVAC filter changes, pre-arrival prep, contractor coordination, guaranteed 2-hour emergency response, Ryder's direct line, plus Water Shutoff Protection alert response and the Annual Coverage Record included. Limited to 8 members. $600/month month-to-month, $570/month on a 6-month rate lock, or $540/month on a 12-month rate lock (billed monthly).
- **On-Call Property Tasks**, $85 (one-time / as-needed): One-off requests, contractor meeting, errands, random jobs. No recurring commitment required.
- **Mail & Trash Handling**, $35/day: Mail collection and/or trash takeout and return while you're away from your 30A property.
- **Water Shutoff Protection**, $1295 (one-time / as-needed): A smart automatic shutoff valve installed on your main water line by a licensed plumber. It closes the line by itself when it detects a burst or a running leak, and the alert routes to us so someone local goes to the house. $1,295 installed, then $35/month for alert response. Alert response is included on Coastal Elite.
- **Annual Coverage Record**, $195 (one-time / as-needed): Once a year, every visit to your home compiled into one dated document: what was checked, what was found, and the photos, in order, including the areas that were dry. Delivered as a PDF you can forward to your insurance agent. $195/year. Included on Coastal Elite.

Home watch is for owner-occupied second homes that sit empty between owner visits. This is a different service from short-term vacation rental management (booking, guest turnover, cleaning coordination), which Coastal Home Management 30A does not provide.

Every plan includes photos and a written report after each visit. Visit frequency is the main difference between plans: Essential is bi-weekly (every other week), Home Watch and Coastal Elite are weekly. Visits are property checks and condition reports. They are not home inspections, which are a separately licensed profession in Florida.

Coastal Home Management 30A checks on second homes for owners who are out of town. Owner Ryder Schilling lives in Watersound Origins and visits homes across Watersound Origins, Alys, Rosemary, and scenic 30A on a fixed bi-weekly or weekly schedule, walks each home inside and out, and emails photos and a written condition report after every visit. You do not need to be in town to start: send the address and the first home check is free, with the photo report yours to keep. Plans are $200 a month for bi-weekly visits, $300 a month for weekly visits, or $600 a month for Coastal Elite. Fully insured Florida LLC.
